Some listings start with a phone call. This one really started years earlier.
I first saw 4740 Hatcrown Point Drive in Tyaskin when I attended a broker's open while the property was being marketed by its previous owner.
Even then, it was hard to forget.
More than 24 acres on the Nanticoke River. Over 2,000 feet of waterfront. A main residence, guesthouse, pier, beach and an incredible amount of privacy. It was the kind of property that makes you stop and think about what it could be.
Tyaskin is a little-known place to those living outside of Wicomico County, MD. It's a hidden gem away from pretty much everything.
A few years later, I got an unexpected opportunity to see it again.
A relative of the homeowner, who was also a real estate agent but from outside our market, was helping the family find someone to represent the property. They weren't simply looking for a local agent. They wanted someone who understood luxury real estate, nuances that come with waterfront property and this part of Maryland's Eastern Shore - who could reach the right buyers from outside our area.
That search eventually led them to me and BayShore Group.
When I came back to Hatcrown Point, I remembered the property immediately. It was simply an unforgettable experience.
But it was hardly the same house.
The owners had completely transformed it. The main residence had been gutted-reimagined inside and out, the guesthouse had been renovated, and the entire estate felt like it had finally grown into the potential I remembered seeing years earlier. The 2021 renovation opened the home to its panoramic water views and extended improvements throughout the property.
That created a different challenge.
At this level, particularly in a place like Tyaskin, putting a property into the MLS and waiting for someone to find it isn't much of a marketing strategy.
We needed people to experience Hatcrown Point.
So instead of holding a conventional broker's open, we treated it more like an event at the estate.
We brought in live music. We catered it. We created a lifestyle video around the property and the waterfront. And we invited agents from well beyond the immediate Salisbury market.
Agents came from as far away as Annapolis.
And that mattered.
One of those agents ultimately wrote a very strong offer for a client.
That is one of the things I think gets missed when people talk about luxury real estate marketing. Great photography and video matter tremendously, but marketing isn't simply making something look beautiful online. The right people have to actually see it.
Hatcrown Point was an unusual property in an unusual location, so our job was to expand the market around it rather than wait for the market to come to us.
The property was listed May 23, 2024 for $2,250,000.
Just 22 days later, it was under contract.
And on August 1, it closed for the full $2,250,000 asking price.
According to our MLS research at the time, that made 4740 Hatcrown Point Drive the highest-priced residential sale ever recorded in Wicomico County.
But the number at the end isn't really my favorite part of the story.
It's that years before I knew the owners, years before anyone considered asking me to sell it, I had walked through this property at somebody else's broker's open.
I remembered it.
Then I got to come back years later, see what the owners had created, figure out how to tell that story to a much larger audience, and ultimately help write the final chapter of their ownership.
That is what selling a unique property is supposed to look like.
